The appraiser you choose should be able to demonstrate a good knowledge of the subject area (don't choose an appraiser from a different area).

The appraiser you choose should understand LOCAL market trends and be able to prove that to you.  Including how he/she determines any time adjustments needed to most accurately reflect current values.

The appraiser you choose should demonstrate their current professional edcuation and training.

The appraiser you choose should be a currently designated member of a prominent professional appraisal organization such as the Appraisal Institute (their designations include the SRA and MAI). Earning these designations demand more edcuation, experience, and training that a state certified appraiser.  Their continuing education requirements are significantly more than those of a state certified appraiser.
